Your property will be compared against the most recent relevant sales data to suggest the best list price for your home. After presenting each offer to you, they will advise you regarding your options, and will then negotiate on your behalf, working to represent your best interests. We are well aware that you have hired us to extract the best available price from the buyer, in combination with other elements of the contract, and will offer our opinion as to the quality of each offer.

terms and obligations
Items like price and possession date are often the primary points that a seller focuses on when looking at any offer they receive. However, there can be an array of terms and conditions, as well as additional contractual obligations that you, as the seller, need to understand. As your representative, we will ensure that you understand all the included terms and conditions within your offer, and that they are written to your best possible advantage.
+ Hold deposit money in trust
Because we are a full service real estate brokerage, we maintain a trust account in accordance with Alberta law. It is definitely in your best interests for that deposit to be held on your side, not with the buyer’s brokerage or lawyer. If the buyer defaults, you may be entitled to all or a portion of the deposit. Having your own representative hold this money is always in your best interest.
+ Schedule property inspection
Your REALTOR® will coordinate with the buyer’s agent to establish a property inspection appointment, and confirm that timing with you. The buyer is allowed and encouraged to attend their inspection appointment, along with their home inspector and their buyer’s agent. An inspection typically takes 2-3 hours, depending on the property. Requests for a property appraisal are handled in the same manner, but the licensed appraiser is the only attendee at the property.
+ Handle all condition removals
Your REALTOR® will manage your conditional sale period, coordinating with the buyer’s agent throughout to follow the progress being made on the conditions, and confirm that condition removal documents are signed and delivered within the acceptable timeframe to ensure you have an enforceable contract. Contract conditions can exist for the benefit of both buyers and sellers. Any extensions on the condition period must be signed by both parties prior to the condition expiry, so requests for extensions must be discussed with ample notice for all parties.
+ Deal with any amendment
requests
Any amendment to a purchase contract must be in writing, and must be agreed to and signed by both the buyer and seller. Amendments can be generated during the conditional sale period, or after a sale is already firm and unconditional. In either case, whether the amendment is at your request or at the buyer’s request, your REALTOR® will discuss the amendment with you in detail, communicate with the buyer’s agent to determine whether both parties are agreeable to the change, and then seek signatures to make the amendment form part of your contract.
+ Conveyancing of completed
paperwork to lawyers
When a firm sale has been obtained on your property, the rhinorealty conveyancing office will send a complete set of the purchase contract documents to your lawyer as well as to the buyer’s lawyer, so that they can begin to prepare legal transfer paperwork. We also send a full accounting of the trust monies we hold, and confirm the total commissions to be paid out of your sale proceeds. This way, at closing, your lawyer forwards all the commission monies you owe directly to our office, so you do not need to pay us directly.
+ Supervise closing day

We communicate with your lawyer on your closing day, and once we receive their instructions, we release keys to the buyer’s agent and buyer. Sometimes possession day goes smoothly and there are no further details to address, but not always. Whatever the case, we will deal with any and all situations that arise, and ensure that you understand your contractual rights and obligations.
